Each owner gets their own monthly statement, detailing rental income and expenses.

Producing monthly owner statements is automated using the end of month process, which is a comprehensive guide for applying rental income, taxes, maintenance expenses, and vendor and owner payouts.

Before or after the statements are distributed to your owners and vendors, the accounting module includes bookkeeping reports that breakdowns income, expenses, assets, and liabilities, offering a snapshot of the financial health and performance for you and your owners.

The accounting module also includes a built in Trust Accounting suite and a QuickBooks Online integration.

Viewing owner accounts

To view an owner's account and statement, go to:

  1. Accounting

  2. Owner Account

  3. Select the unit from the Unit Chooser

Most transactions will auto apply to the owner accounts via the end of month process, however, you have the ability to manually add a credit or debit transaction. Prior to finalizing a month, you can make changes to the statement. Statements can be emailed to all of the owners from this screen, and monthly/annual reports can be generated.

End of month process

You can view the end of month process on the main Accounting by going to:

  1. Accounting

  2. End of Month Process

  1. Credit Rental Income: Easily process rental income owed to owners from one window, saving time and effort compared to manual individual disbursements.

  2. Process Taxes: When relevant, handle tax processing to debit the owner's account. This applies if you're remitting taxes and want an itemized breakdown for owners.

  3. Recurring Transactions: Set up regular charges like pool cleaning, lawn fees, etc., to be processed manually or automatically on chosen intervals.

  4. Bill Payments: Confirm bill payments for utilities or vendors, ensuring accurate charges before transferring.

  5. Process Cleans to Owner: When applicable, process cleaning fees for owner stays or bookings, post the completion of cleaning.

  6. Process Work Orders: Debit owners' accounts for completed maintenance, streamlining owner expense tracking.

  7. Process Owner Booking Fees: When an owner places a booking, you can apply a owner booking fee for rendered services.

  8. Update Owner Statement Template: Modify or create a cover letter for owner statements.

  9. Finalize Owner Statements: Once all transactions are recorded, finalize the month's statements for owner distribution.

  10. Email Owner Statements: After statement finalization, process owed funds via check or ACH file for owners.

  11. Produce ACH File: Efficiently create an ACH file for owners in one consolidated batch.

Access end-of-month bookkeeping and financial reports easily through the accounting menu. Each report can be exported to common file types for further customization.
