Split ownership

In CiiRUS, each owner has a corresponding owner account, where you can create monthly and annual statements. This means that if an owner has 5 units, they will receive 5 individual owner statements, one for each unit. If two owners share a unit, still only one owner statement will be created. The owner can split the rental income between themselves based on their agreements.

From the Owner Profile, you can split a unit between multiple owners for the sole purpose of creating 1099 or 1042 tax reports. For example, if 2 owners share joint ownership of a unit, you can tell the system that each owner owns 50% of the unit. When it comes time to generate the tax reports, the system will know to split the rental income for the forms for each owner.

How to split a unit's ownership

To split the ownership of a unit, go to:

  1. Owners & Listings > Owner Profiles

  2. Click the ellipses icon to open the menu and select "View/Update Owner Profile"

Select the "Units Owned" panel:

To view the owner for the applicable unit, select the person icon. This will open a grid below the unit showing the owner and the percentage of the unit that they own.

Suppose that for the unit Bear's Cove, two owners share 50% ownership. When you add a unit, it must be assigned to one owner. However, you can add another owner to it here and specify the percentage of ownership they have.

To do this, click the "Add+" icon and select the second owner from the list of owners. Then, type the percentage of ownership, such as 50%. Click the "Save" icon.

Please note that the sole purpose of setting ownership is for 1099 and 1042 reports. Regardless of ownership, only one owner statement will be created. The two owners can divide the monthly rental income based on their agreement.
