HomeBeds is CiiRUS' in-house wholesale distribution platform. We contract with major tour operators like Virgin Holidays, and directly distribute your homes to such platforms. This gives property managers direct access to reservations that were previously difficult to access without special connections or being large enough to earn direct contracts with the tour operators.
HomeBeds complements existing reservation sources, and does not require property managers to "give up" the calendar or commit a certain amount of availability.
This module explains how to ensure properties are correctly configured to begin distribution to HomeBeds.
Step 1: Requesting the HomeBeds Connection:
Please note you must have a signed HomeBeds Supplier Agreement in order to distribute your units on the HomeBeds platform. Begin by requesting a connection to HomeBeds within your CiiRUS account via the Channel Manager as follows:
Navigate to Connections > Channel Manager > HomeBeds, and click the "Yes, Connect to HomeBeds" button.
Step 2: Configure Nightly Wholesale Rates
In order for HomeBeds to effectively distribute to our wholesale partners, a Nightly Wholesale Rate, also known as a "floor rate" is required, NOT the standard Nightly Rate or "retail rate." The Nightly Rate is the typical guest-facing rate found on sites like Airbnb, Vrbo, or the property manager's own website.
For HomeBeds, the Nightly Wholesale Rate is usually 20% less than the Nightly Rate. Once the Nightly Wholesale Rate is configured, this will be the rate received by the property manager in payment from HomeBeds. No commissions or processing fees are deducted from this rate.
To configure Nightly Wholesale Rates:
Navigate to Reservations > Pricing & Fees > Edit Rates
Use the drop-down list to select the rate set which requires the Nightly Wholesales Rates to be configured.
By default, the Nightly Wholesale Rate is blank, or "0.00"
Enter the required Nightly Wholesale Rates in place of the zeros. These rates should be 20% less than your Nightly Rate.
As values are entered, the cell borders turn green. This indicates there are unsaved changes. When changes are complete, press the "Save" icon to commit the changes.
These steps should be repeated for all Rate Sets applying to homes that will be distributed through HomeBeds
Step 3: Enable Distribution to HomeBeds
To enable listings for distribution on HomeBeds:
Connections > Channel Manager > HomeBeds
The table should show all properties. If there are any missing, click the blue "+ Add Properties" button.
Follow each of the below steps for every property:
Select the Rate Set that contains the Nightly Wholesale Rate for each property as illustrated above.
Select which description set to send to HomeBeds for each home. If different than the default description set, CiiRUS allows users to create several description templates per home so that content can be different depending on the channel.
Check the box to "Allow Clone for Calendar Sync?"
Check the box under "Enable Listing" to send the property to HomeBeds for distribution.
