Airbnb has announced a change to their fee structure. Starting October 27th, 2025, Airbnb will move to a single 15.5% host fee that’s included in the total rental rate paid by the guest, rather than displayed as a separate service fee line item.
What This Means
Previously, Airbnb split service fees between the host and the guest. Under the new model, Airbnb will charge hosts a flat 15.5% fee deducted directly from the rental amount, meaning your payout will be slightly reduced unless you adjust your rates.
For example:
Old model: You list your property at $100. Guests pay about $115, and you receive roughly $97.
New model: If you list at $115, guests pay $115, and you earn about $97.18.
To maintain consistent payouts, you’ll need to update your prices before October 27th.
How to Adjust Your Rates in CiiRUS
To account for Airbnb’s new structure, use the Multiplication Factor within your CiiRUS Airbnb Channel Manager. This feature allows you to automatically mark up your base rental rates for each channel.
Recommended Rate Adjustment
Because the multiplication factor applies only to the base rental rate (not cleaning fees or taxes), we recommend a factor between 1.16 and 1.17.
A 1.16 markup helps offset the 15.5% host fee while keeping your listings competitively priced.
To calculate your adjusted rate: Your Rate × 1.16 = New Airbnb Rate
Example: $200 × 1.16 = $232
Optional Step: Add a Mandatory Extra
Since Airbnb’s new service fee is applied to the total amount, not just the base rate, you may also choose to add a mandatory extra within CiiRUS (specific to Airbnb) to fully offset the difference.
This extra could be named something like “Airbnb Service Fee Adjustment” and can be applied automatically to all Airbnb reservations to help ensure payouts remain consistent across all booking channels.
